Sponsor Reduces Common Charges at Apex Condominium in Harlem

The Sponsor of APEX Condominium has significantly lowered the monthly common charges at the new luxury building in Harlem.

Thanks to a newly-streamlined budget and a creative buy-down program, the average estimated monthly charge for a one-bedroom home is now just approximately $572.00, according to owner/developer RCG Longview and The Marketing Directors, Inc., the property’s exclusive sales and marketing agent.

HARLEM — When Posh Paws, a pet store on Frederick Douglass Boulevard, opened five years ago, they sold the kind of low-end dog food normally found in supermarkets.

Today, the store sells holistic and organic dog foods — and starting this week, they’ll begin offering grooming.

“In just a couple of years I’ve seen a change,” said Katy Kishida, 34, manager of Posh Paws. “There’s definitely a different clientele. As the neighborhood changes, so have we.”

It’s just one of the ways dog owners say that Harlem is becoming more pooch-friendly. With expanded pet services, buildings that are dog-friendly, new dog runs and stores that now allow four-legged shoppers — as long as they’re on leashes — the neighborhood is becoming a haven for dog-lovers.

“I find Harlem to be very dog-friendly,” said Matthew Holmgren, 38, a real estate financier who brought his Cotton de Tulear named DeGaulle into Posh Paws to arrange a grooming.

But Holmgren said he can tell that Harlem is still a neighborhood in transition when it comes to dogs. He has a dog even though his building has a no-pet policy because of a misprint in the lease.

After months of rapidly dropping prices in Manhattan’s residential market, more brokers say they’re seeing seeing stabilization across all types of housing stock, according to Crain’s. The rebound has been so pronounced that some brokers, like Marketing Directors CEO Adrienne Albert, are even raising prices on new development units. Albert, who recently boosted prices by 3 percent to 5 percent at the 44-unit Apex condominium in Harlem, said she’s one of many who are feeling more bullish. “There is pent-up demand, more buyers are out, and there seems to be quite an appetite,” Albert said. “The market is now slowly but surely becoming a seller’s market.” [Crain’s]

The Apex condos above the Aloft hotel debuted at the end of last summer on FDB/8th Avenue and a recent press release announced that the new construction at 124th Street has 20% of the units accounted for. A quick check on Streeteasy shows that there are a total of 8 apartment in contract and 13 units active: Original reports confirm a total of 44 condos up for sale altogether but some of them apparently are not ready for the market since the listings are not available. Studio to 3-bedroom residences are priced in the mid $300K range to just over 1 million, consist of 476 to 1,809 square foot of space and maintenance fees look to be from the $700 range to over $2,000 per month. Situated in the heart of Harlem, the new Apex Condominiums offer the best of both worlds: An avant-garde building in the midst of a neighborhood lush with history.

gles. The client demographic so far trends towards 30-40 year old professionals, who Marty Brady of The Marketing Directors said were coming from all over the city.

Inside the Newly Opened Aloft Harlem


The Aloft Hotel in Harlem has been open and welcoming guests now for just over a month, but last Friday they held the official grand opening when the politicians and corporate people put on their shiniest ties and mug for the cameras. The guest star was Congressman Charles Rangel, who actually once worked as a desk clerk in the Hotel Theresa, a former hospitality and historical icon in Harlem that closed at the end of the 1960s.
